More houses are hitting the market in Northeast Florida, and prices slid slightly in April, the Northeast Florida Association of Realtors reported Monday.
The median sales price in Baker, Clay, Duval, Nassau, Putnam and St. Johns counties fell 1.3% to $390,000, the Realtors association said.
The number of new listings totaled 2,755, up 1.7% from March. In all, 7,098 single-family homes were for sale, an increase of 10.7% from the month before — but 13.5% less than in April 2025.
Homes remained on the market an median of 35 days, the Realtors said — 9.4% more than last year but 12.5% less than March.
The association said the data shows that the real estate market continues to “normalize.”
“April’s numbers continue to reflect a market that is stabilizing and becoming more balanced across Northeast Florida,” NEFAR President Kim Knapp said in a news release. “Buyers are seeing more options and greater flexibility, while sellers are still benefiting from steady activity. As inventory grows and affordability continues to influence decisions, we are seeing a healthier pace emerge across the region.”
Seeking affordable houses
Affordability continues to be an issue, however. The region’s Home Affordability Index — an indication of whether a typical family can afford a typical home — remained at 86. An index of 100 would indicate that a family earning the median income would have the exact amount needed to buy a median-priced home.
Homes have been growing less affordable since January as interest rates have generally increased.
A total of 1,845 transactions closed in April, a decline of 3.4% from March and 4.9% from April 2025.
Pending sales totaled 1,356, falling 31.7% from the month before and 34.8% over a year.
